If I smoke outside can I still be considered for the property if it says "No Smoking"?
No. "No Smoking" means that it is a non-smoking property. All residents must be non-smokers.
If I have a pet can I still be considered for a property if it says "No Pets"?
No. "No Pets" means that all pets are not allowed. This applies to pets of all sizes and species.
If I have bad credit can I still be considered for a property?
When we screen our tenants we look for those who have a history of paying their bills on time, and can afford the rent payments taking into consideration income and all of their other debts. A credit report will be run to determine this for each applicant.
If I am not working can I still be considered for a property?
Tenants must have a reliable source of income. Employment verification will be done for applicants who are employed. If not, then valid proof of other income must be given (Social Security, Disability, Support etc.)
How do I know if I can afford the rent?
Monthly Rent should be no more than 1/4 - 1/3 of your total monthly take home pay.
If Rent is $550/month, then monthly net pay should be between $1650 - $2200
If Rent is $600/month, then monthly net pay should be between $1800 - $2400
If Rent is $700/month, then monthly net pay should be between $2100 - $2800
If Rent is $750/month, then monthly net pay should be between $2250 - $3000
This is a rough estimate. Other considerations should be monthly costs for food, utilities, transportation, and other necessities.
What utilities will I be responsible for and how much should I budget for these monthly costs?
Utilities to consider are: Gas, Electric, Water/Sewer, and Trash. All utilities are the responsibility of the tenant EXCEPT Chestnut Duplex water is included in rent.
Monthly cost depends on number of family members and usage.
To start, budget $200 for monthly utilities for 1-2 people.
How much will it cost in total to move in?
Upon signing the lease, First months rent and a security deposit will be due. Rent is due on the 1st of each month. First months rent will be prorated if move in is not on the first of the month. Security deposit is 1.5 times monthly rent.
If rent is $550, then Security Deposit is $550 x 1.5 = $825, amount needed at lease signing would be: $1375
If rent is $600, then Security Deposit is $600 x 1.5 = $900, amount needed at lease signing would be: $1500
If rent is $700, then Security Deposit is $1050, amount needed at lease signing would be: $1750
